No winter lasts forever no spring skips its turn

After this cold, snowy winter, spring is a welcome change.

This past winter brought long frigid spells and snow storms that we have not seen in many years. Hog creek froze over completely, and despite having ice prevention equipment in the water around our docks we unfortunately did end up with some floating dock damage. With the help of our excellent maintenance staff, the damaged floating docks were rebuilt and are now in place for the boating season.

The beach also lost a substantial amount of sand in the late winter and early spring storms. We lost about two feet of sand from the high tide line up to the sea-grass, leaving a two-foot drop-off. The channel was filled in more than it typically does, which gave us more sand from the dredging to help fill in the lost beach sand. However, there was not enough sand to completely restore the lost beach sand. The east end of the beach still has a two-foot drop off. Due to the permits that govern the beach, we cannot consider fixing the east beach until next year.

Last year, the board needed to replace our general liability carrier when we were notified that the premiums would be doubling going forward. With the help of a new insurance agent, we found replacement coverage for the initial 1 million general liability insurance coverage. At the same time, the Board recognized that this level of protection was no longer sufficient in today’s increasingly litigious environment. To better safeguard Association assets, an additional $3 million excess liability umbrella policy was obtained, increasing total coverage to $4 million per occurrence and $5 million aggregate.

As part of the insurance review process, the new carrier confirmed that while the lifeguarded beach remains covered, association-sponsored water activities are excluded from coverage. As a result, the Association can no longer sponsor organized water events. In response, the Board unanimously adopted a new Water Activities Policy at the October 8, 2025 Board meeting.

The policy includes the following provisions:

• Association-organized or sponsored water activities, including events such as Women on Water and midnight paddles, are discontinued effective immediately.
• CBPOA social media, email communications, and newsletters may not be used by members to organize private water events.
• To avoid any appearance of Association involvement, Board Directors or Advisors who independently organize water activities must clearly separate those events from their Board roles and obtain signed waivers from participants.

This policy does not prohibit members, directors, or their guests from independently participating in water activities or organizing private outings on their own. However, CBPOA communication channels and affiliated social media platforms may not be used for these purposes.
